Qualification Requirements for California Appraisers

First, anyone wishing to become an appraiser must select the license level he or she wants to attain. There are four license levels attainable by the appraisers. They are; the trainee (AT) level, the Residential (AL) level, the Certified Residential (AR) level, and the Certified General (AG) level. The trainee level is the most basic qualification criteria for an appraiser and only requires one to take up 150 hours of basic property appraising education. The Residential level on the other hand requires an appraiser to take up at least 150 hours of basic appraising education and accumulate at least 2,000 hours of experience within one year of practice.

California appraisers willing to attain the Certified Residential level must be willing to commit at least 200 hours into acquiring basic appraising education. More to this, anyone willing to practice on the AR level must hold an associate degree, and must have 2,500 hours of practicing experience accumulated within 30 months. The Certified General is the final and most complex level (it is also the most rewarding level), which requires at least 3000 hours of basic appraising education. More so, one should hold a Bachelors degree, and must have accumulated at least 3,000 hours of work experience. Of the 3000 hours, one should have worked 1,500 hours on a non-residential basis.

In order to qualify as competent California appraisers, interested candidates must be prepared to indulge in basic appraising education, which includes subjects such as real estate law, business law, computers, statistics, geometry, higher mathematics, algebra, finance, principles of micro and macro economics, geography, business management and English composition. To qualify on each level, one should pass the relevant appraiser examinations set and administered by a licensed examination provider. In addition to passing the exams however, one is required to have accumulated some work experience, which is essential in equipping him or her with the knowledge or expertise needed in estimating fair values for specific assets.

During practice, California appraisers are expected to carry on their work independently in order to avoid any biases that may lead them to give unfair valuation on properties. Real estate owners and investors usually hold the appraisers work in high regard due to the lack of liquidity that characterizes the real estate market. As such, they peg their hopes on attaining real value for property on the comparisons and estimates derived by the appraisers.
