In addition to passing the exams however, one is required to have accumulated some work experience, which is essential in equipping him or her with the knowledge or expertise needed in estimating fair values for specific assets.

During practice, California appraisers are expected to carry on their work independently in order to avoid any biases that may lead them to give unfair valuation on properties. Real estate owners and investors usually hold the appraisers work in high regard due to the lack of liquidity that characterizes the real estate market.
